Rice Surveying Services assists clients by completing boundary retracement surveys for a variety of needs, including real estate transactions, lot divisions, boundary disputes, line maintenance & blazing, and development of the subject parcel.
Mortgage Loan Inspections
Rice Surveying Services offers Mortgage Loan Inspections (MLIs) to a variety of commercial clients for real estate transactions across the state. We assist the lender and title insurance attorney in spotting potential issues with the property being purchased. These inspections are not a substitute for a boundary survey and are used by real estate professionals for a specific purpose.
Flood Elevations and Letter of Map Amendment
Rice Surveying Services can assist developers & homeowners with projects near or within a FEMA Special Flood Hazard Areas (SFHA) by providing benchmarks and mapping out the limits of the SFHA based on available information from FEMA. We also prepare and submit Letter of Map Amendments (LOMA) to FEMA for structures or portions of property that are inadvertently mapped into a SFHA.
Expert Witness and Litigation Support
Rice Surveying Services offers a variety of services to attorneys and clients with complex boundary issues that stem from potential encroachments, timber trespass, ambiguous deed descriptions, and conflicting boundary evidence. These services include third-party review of boundary disputes, plan preparation for arbitration or court review, easement research, road status research, and testimony as an expert witness.
